Best for: flats, terraces, smaller homes
A combi (combination) boiler provides heating and instant hot water from a single, compact unit — with no need for a separate hot water cylinder or cold water tank in the loft. This makes it by far the most popular choice across London, where space is at a premium. Combis are highly efficient, respond instantly to hot water demand, and are ideal for properties with one or two bathrooms. They are the default recommendation for most London flats and terraced houses.
Best for: larger homes, multiple bathrooms
A system boiler works with a hot water storage cylinder, making it well-suited to larger London properties with high simultaneous hot water demand — such as three or more bathrooms. Unlike a combi, it stores a volume of heated water ready to use, so multiple showers or baths can run at the same time without pressure loss. It does require space for a cylinder, typically in an airing cupboard. A system boiler is the preferred choice for larger houses in areas such as Barnet, Bromley, Sutton, and Richmond.
Best for: older properties, existing traditional systems
A conventional (or regular) boiler — also called a heat-only boiler — works with both a hot water cylinder and a cold water feed tank, typically located in the loft. It is most commonly recommended where a London property already has a traditional heating system that is being retained rather than replaced in full. Converting from a conventional to a combi system involves additional pipework and is quoted separately. Our surveyor will advise whether a like-for-like replacement is the right option or whether a full system conversion offers better long-term value.

As Worcester Bosch accredited installers, we can register extended warranties of up to 12 years on Worcester Bosch boilers. Other leading brands offer warranties of 5–10 years when installed by a registered engineer. All warranties are registered on the day of installation.
Every boiler installation is carried out by a Gas Safe registered engineer — legally required for all gas boiler work in the UK. Our Gas Safe registration number is publicly verifiable on the Gas Safe Register website. A completion certificate is issued on every job.
On top of the manufacturer warranty, all boiler installation work carries our 12-month workmanship guarantee. If any aspect of our installation develops a fault within 12 months, we return and resolve it at no charge. Issued in writing on the day of installation.
